<p>Home insurance cost in Oklahoma started rising dramatically in the early part of 2022.  I have to stress that no one company is best for all consumers and that is why an Independent Insurance Agent representing multiple companies has the best chance of saving you money without sacrificing quality coverage.  With that said, here is my current ranking of home insurance companies in Oklahoma.</p>
<p><strong>#1:  United Home Insurance Company (UHIC)</strong>.  UHIC is a smaller, regional company out of Arkansas that has been around for over 100 years.  They do an excellent job with claims and they are an excellent solution for homes built after 1970 and Dwelling Coverages under $600,000.  UHIC oftentimes has great car insurance rates to go with their good home rates.</p>
<p><strong>#2: &#8220;Openly&#8221; aka Rock Ridge Insurance Company</strong>.  This is a relatively new company; however, they have very strong financial backing, their coverage’s are superior to almost all other companies and, oftentimes,  they have the best rate.  It would be fair to question the long term ability of Openly to price this competitively; however, all companies seem to have this struggle in Oklahoma with regard to home insurance.  Openly likes high value homes and they are sometimes an excellent solution for homes that are over 2500 s.f.  They are very particular on who they insure so they are not a solution for everyone.</p>
<p><strong>#3:  Travelers Insurance</strong></p>
<p><strong>#4:  State Farm</strong></p>
<p><strong>#5:  AAA Insurance</strong></p>

<p>Here is my latest assessment of home insurance in Oklahoma&#8230;</p>
<ol>
<li> I am staying with <strong>Safeco</strong> as #1 for the reasons stated below.</li>
<li><strong>&#8220;Openly</strong>&#8221; aka Rock Ridge Insurance Company.  This is a relatively new company; however, they have very strong financial backing, their coverage’s are superior to almost all other companies and, oftentimes,  they have the best rate.  It would be fair to question the long term ability of Openly to price this competitively; however, all companies seem to have this struggle in Oklahoma with regard to home insurance.</li>

<li><strong>Travelers</strong></li>
<li><strong>AAA</strong></li>
<li><strong>State Farm</strong></li>

<p>Homeowners Insurance in Oklahoma Update:  January 10, 2021</p>
<p>Here is my latest assessment of homeowners insurance in Oklahoma&#8230;</p>
<ol>
<li> <strong>Safeco Insurance:</strong>  I&#8217;m leaving Safeco at #1 for preferred auto and home bundled packages.  Their home price/coverage is excellent and their car insurance is good.  Their claim service is outstanding.</li>
<li><strong>United Home Insurance:</strong>  They are new to my list&#8230;they offer excellent coverage and an excellent price.  The downside is that they are a much smaller, regional company.  Historically, I have felt that smaller companies were more prone to have unstable rates on a long-term basis; however, we are seeing instability from all the big companies so this &#8220;downside&#8221; may be more in my head than it is a reality!  The other downside is that United Home&#8217;s car insurance usually is not real competitive.  This is overcome by the fact that I have many other companies that would love to do your car insurance and with very good pricing.  As a result, based upon great rates and solid coverage, I place United Home at #2.  Also, United Home&#8217;s maximum dwelling coverage is $500,000.</li>
<li><em><strong>Allstate Insurance:</strong></em>  They have aggressive growth strategies in Oklahoma and so their pricing is good in some areas for some consumers&#8230;I&#8217;m not sure about their rate stability and consumers should ask about discounts that diminish or totally go away after the first year!</li>
<li><em><strong>State Farm Insurance</strong></em>:  I&#8217;m lowering State Farm just because I think, most of the time, you are paying more than you need to just for the name.  It seems like many State Farm customers are with them because they think other companies are not going to pay their claims as they should and this just isn&#8217;t true.   They offer excellent service and good long term value for some consumers.  Their pricing varies quite a bit but they are worthy of consideration.</li>
<li><strong>AAA Insurance: </strong> Their pricing and coverage are worth of consideration.  The downside is that you usually be dealing with an 800 number after you purchase the coverage and they will probably never review your renewal offer in later years.</li>

<p><em>Oklahoma Home Insurance Cost Update:  August 4, 2020</em></p>
<p>Two very important things have happened in the last 60 days.  First Safeco Insurance has introduced lower pricing on their home insurance and second, Progressive Insurance implemented a fairly large rate increase.  As a result, this is the way I now view the competitive position of home insurance companies in Oklahoma&#8230;</p>
<ol>
<li> <strong>Safeco Insurance: </strong> Strong home insurance price, excellent coverages and their claim service is doing great.  The Safeco car insurance is competitive also so bundled deals are good.</li>
<li><em><strong>State Farm Insurance</strong></em>:  They offer excellent service and good long term value for some consumers.  Their pricing varies quite a bit but they are worthy of consideration.</li>
<li><em><strong>Allstate Insurance:</strong></em>  They have aggressive growth strategies in Oklahoma and so their pricing is good in some areas for some consumers&#8230;I&#8217;m not sure about their rate stability and consumers should ask about discounts that diminish or totally go away after the first year!</li>
<li><strong>Progressive Insurance</strong>:  They will still be the best on a few home insurance deals and their car insurance is usually the best for drivers with excellent records!</li>
<li><strong>Travelers Insurance</strong>:  They have excellent coverages and claim service and are competitive on many home and car insurance bundles in Oklahoma.</li>

<p><strong><em>Update: February 23, 2020</em></strong></p>
<p>Here is my latest update for home insurance in Oklahoma&#8230;.*</p>
<ol>
<li> <em><strong>Progressive Insurance:</strong></em>  They still offer an excellent value and are a good long term choice for many consumers</li>
<li><strong>Safeco Insurance (a Liberty Mutual Company):</strong>  This is, by far, the biggest change on my update.  Bundling discounts with Safeco pretty much require you to place your home and car insurance with them; however, their package is going to be very strong for consumers with good credit and good loss history.</li>
<li><em><strong>State Farm Insurance</strong></em>:  They offer excellent service and good long term value for some consumers.  Their pricing varies quite a bit but they are worthy of consideration.</li>
<li><em><strong>Allstate Insurance:</strong></em>  They have aggressive growth strategies in Oklahoma and so their pricing is good in some areas for some consumers&#8230;I&#8217;m not sure about their rate stability and consumers should ask about discounts that diminish or totally go away after the first year!</li>
<li><strong>Encompass Insurance (an Allstate Insurance Company)</strong>:  For many years Encompass was the &#8220;high value home&#8221; solution offered by Allstate.  Now Encompass is available for dwelling coverage as low as $150,000 and as high as $3M.  They have excellent coverages and they are becoming increasingly competitive.</li>
</ol>
<ul>

</ul>
<p><strong>Update:  November 15, 2019</strong></p>
<p>Keep in mind that no one company is the best for all consumers and that is why we represent multiple name brand insurance companies.  HOWEVER, with that said, I will also tell you that <em><strong>Progressive Insurance is dominating new business sales for Oklahoma homeowners insurance and Oklahoma car insurance</strong></em>.  They are the best solution for about 65% of our new policies.  Furthermore, they are strong in car insurance as well as home insurance.  Progressive is also very conservative in their underwriting which gives us confidence that they will be competitive provider long term for preferred customers.  10 years ago, many consumers saw Progressive as a &#8220;high risk&#8221; company&#8230;.that has changed in the last 5 to 10 years and they are focused on the preferred home and car insurance markets in Oklahoma and across the U.S.</p>
<p><em><strong>Update: 1-12-2019</strong></em></p>
<p>The <em>Oklahoma homeowners insurance</em> market continues to change in Oklahoma so I&#8217;m going to revise my ranking of companies&#8230;.</p>
<ol>
<li><em><strong>Progressive Insurance:</strong></em>  They still offer an excellent value and are a good long term choice for many consumers.</li>
<li><em><strong>Travelers Insurance:</strong></em>  Conservative underwriting practices has resulted in fewer rate increases relative to their competition&#8230;.stable and committed to Oklahoma.</li>
<li><em><strong>Allstate Insurance:</strong></em>  They have aggressive growth strategies in Oklahoma and so their pricing is good in some areas for some consumers&#8230;I&#8217;m not sure about their rate stability.</li>
<li><em><strong>State Farm Insurance</strong></em>:  They offer excellent service and good long term value for some consumers.  Their pricing varies quite a bit but they are worthy of consideration.</li>
<li><em><strong>Safeco Insurance ( a Liberty Mutual Company):</strong></em>  They offer excellent claim service and they are very friendly to do business with.  Some of their pricing on new policies is a challenge;  however, Safeco&#8217;s car insurance is sometimes tough to beat.  As a result, auto and home bundles can still be very competitive with Safeco Insurance.</li>
</ol>
<p><strong>Oklahoma home insurance rates increased roughly 30% during a 5 year period ending in 2017 despite the fact that our weather was pretty good in 2014 &#8211; 2017.</strong></p>

<p><strong>These increases have Oklahoma homeowners scrambling to find quality home insurance with stable companies without the high cost that many insurers are still trying to charge.</strong></p>
<p><strong>In our opinion, the following 5 companies offer the greatest home insurance value in Oklahoma and, in our opinion, these companies will have the best chance of saving Oklahoma consumers money as you seek quotes for your homeowners insurance needs. All  5 of these companies offer outstanding coverage, excellent claims service,  they usually have a lower cost than competitors and they offer good rates on car and home insurance bundles.  </strong></p>

Most standard policies include four essential types of coverage: Coverage for the structure of your home; Coverage for your personal belongings; Liability protection; Coverage for Additional Living Expenses</p>

<h2>Coverage for the structure of your home</h2>
<p>Your homeowners policy pays to repair or rebuild your home if it is damaged or destroyed by fire, hurricane, hail, lightning or other disasters listed in your policy. Most policies also cover detached structures such as a garage, tool shed or gazebo—generally for about 10 percent of the amount of insurance you have on the structure of the house.</p>
<p>A standard policy will <em>not</em> pay for damage caused by a flood, earthquake or routine wear and tear.</p>
<p>When purchasing coverage for the structure of your home, remember this simple guideline: Purchase enough coverage to rebuild your home.</p>

<h2>Coverage for your personal belongings</h2>
<p>Your furniture, clothes, sports equipment and other personal items are covered if they are stolen or destroyed by fire, hurricane or other insured disasters. The coverage is generally 50 to 70 percent of the insurance you have on the structure of the house.</p>
<p>The best way to determine if this is enough coverage is to <a target="_blank" href="http://www.iii.org/article/how-create-home-inventory" rel="noopener">conduct a home inventory</a>.</p>
<p>Personal belongings coverage includes items stored off-premises—this means you are covered anywhere in the world. Some companies limit the amount to 10 percent of the amount of insurance you have for your possessions. You also have up to $500 of coverage for unauthorized use of your credit cards.</p>
<p>Expensive items like jewelry, furs, art, collectibles and silverware are covered, but there are usually dollar limits if they are stolen. To insure these items to their full value, purchase a special <a target="_blank" href="https://www.iii.org/article/floaters-and-endorsements-special-coverage-valuables" rel="noopener">personal property endorsement or floater</a> and insure the item for its officially appraised value.</p>
<p><a target="_blank" href="http://www.iii.org/article/trees-and-insurance" rel="noopener">Trees, plants and shrubs are also covered</a> under standard homeowners insurance—generally for about $500 per item. Trees and plants are not covered for disease, or if they have been poorly maintained.</p>

<h2>Liability protection</h2>
<p>Liability covers you against lawsuits for bodily injury or property damage that you or family members cause to other people. It also pays for damage caused by your pets. So, if your son, daughter (or even your dog) accidentally ruins a neighbor’s expensive rug, you are covered. (However, if they destroy <em>your</em> rug, you’re out of luck.)</p>
<p>The liability portion of your policy pays for both the cost of defending you in court and any court awards—up to the limit stated in your policy documents.</p>
<p>Liability limits generally start at about $100,000, however, it’s a good idea to discuss whether you should purchase a higher level of protection with your insurance professional. If you have significant assets and want more coverage than is available under your homeowners policy, consider purchasing an <a target="_blank" href="http://www.iii.org/article/what-umbrella-liability" rel="noopener">umbrella</a> or excess liability policy, which provides broader coverage and higher liability limits.</p>
<p>Your policy also provides no-fault medical coverage, so if a friend or neighbor is injured in your home, he or she can simply submit medical bills to your insurance company. This way, expenses can be paid without a liability claim being filed against you. It does not, however, pay the medical bills for your own family or your pet.</p>

<h2>Additional living expenses (ALE)</h2>
<p>ALE pays the additional costs of living away from home if you cannot live there due to damage from a an insured disaster. It covers hotel bills, restaurant meals and other costs, over and above your usual living expenses, incurred while your home is being rebuilt.</p>
<p>Keep in mind that the ALE coverage in your homeowners policy has limits—and some policies include a time limitation. However, these limits are <em>separate</em> from the amount available to rebuild or repair your home. Even if you use up your ALE your insurance company will still pay the full cost of rebuilding your home up to the policy limit.</p>
<p>If you rent out part of your house, ALE also covers you for the rent that you would have collected from your tenant if your home had not been destroyed.</p>

These reports provide a record of the type of loss on the home, the date of the loss and the amount and status of each claim—going back five years.  If the report indicates there has been damage to the house, have it checked by a professional.</strong></p>
<p><strong>A home claim history can provide extremely valuable information and should prompt questions from the buyer.  For instance, if there was a claim for water damage on the home, it is important to find out the source of the damage (such as a burst pipe) and whether it has been properly repaired. On the other hand, if there was a claim for wind or hail, which resulted in a new roof, this makes the home stronger and is very attractive from an insurance perspective.   </strong></p>
<p><span style="color: #ff0000;"><strong><em>12. Get the House Inspected</em></strong></span></p>
<p><strong>You’ll need to have the house <em>properly</em> inspected in order to get your mortgage approved. Accompany the inspector and make sure he/she does a thorough inspection of the home. The inspector should:</strong></p>
<ul>
<li><em><strong>Check the general condition of the home</strong></em></li>
<li><em><strong>Look for water damage, termites and other types of infestation</strong></em></li>
<li><em><strong>Review the electrical system, plumbing, septic tank and water heater</strong></em></li>
<li><em><strong>Show you where potential problems might develop</strong></em></li>
<li><em><strong>Double-check that past problems have been repaired</strong></em></li>
<li><em><strong>Suggest important upgrades or replacements</strong></em></li>
</ul>
<p><strong>If the inspector raises questions, your insurance company will as well. And, be sure to find out if there is an underground oil storage tank, as many insurers will not provide policies for homes that have one.</strong></p>
<p><span style="color: #ff0000;"><strong><em>13. Estimate How Much It Will Cost to Maintain the House</em></strong></span></p>
<p><strong>Routine maintenance is your responsibility as a homeowner. Losses caused by failing to properly care for your home are not covered by standard homeowners insurance policies. So make sure you factor these costs into the overall price of owning the home.</strong></p>
<p><span style="color: #ff0000;"><strong><em>14. Call Your Insurance Professional</em></strong></span></p>
<p><strong>Don’t wait until the last minute to think about insurance. Ask your insurance professional if the house will qualify for insurance, and get an estimate of the premium. The sooner you act, the smoother the process will be. Don’t be shy about asking for estimates on more than one house. Insurance is an important consideration when purchasing a home.
